We partner with developers for Starbucks Corporation and assist this American coffee company chain with expanding its 28,218+ worldwide locations (as of 2017) into new areas of NC and SC. Our current projects include stand-alone and strip mall locations and address the complexities of design around drive-thrus, parking accommodations, and outdoor seating.

Chipotle
Partnering with a developer for this American chain of fast casual restaurants, TSD helped expand into Durham, NC. This challenging project included a design on an outparcel within an existing office park by adding the store, an outdoor patio area, and an internal walkway plan within the business park.

Sam’s Xpress
This growing high end chain of car wash and gas facilities is headquartered in Matthews, NC. The first location opened December 3, 2012 in Fort Mill, South Carolina. Since then, they have successfully opened multiple sites and Triangle Site Design is partnering with their corporate office to expand into eastern NC and southern VA.

Because this large complex is nestled in a quaint residential community, TSD was required to preserve natural buffers and surrounding wooded areas. We met an aggressive permitting schedule, maximized the amount of units available, and dealt with extreme topographic challenges, such as 90 feet of grade difference.

Settlers Landing
This mixed use development was designed with 115 townhome units, 336 apartments, and 16 commercial outparcels. It is located at the intersection of US Highway 29 and Pitts School Road, a thriving corridor between Concord and Charlotte. A key goal was to maximize the number of units and make them compatible with city requirements.

Panera Bread
Partnering with a developer for Panera Bread Company, TSD has helped expand their over 2,000+ store locations (as of 2017) into Durham, NC. This challenging project included design on an outparcel within an existing office park by adding the store, a drive thru, an outdoor patio area, and an internal walkway plan within the business park.

Wakefield commons
This 80 unit apartment development is conveniently located in upscale North Raleigh in the heart of vibrant Wakefield and offers Section 42 Low-Income Housing Tax Credit (LIHTC). Given the project is located in a watershed, many stormwater and grading challenges surfaced that TSD had to design around all the while ensuring the project naturally blended into the existing environment of restaurants, shopping, services and entertainment.

Park Place Apartments
This multi-family residential project off Mitchell Mill Road in North Raleigh has 20 apartment units. Given there was shared access with a commercial development, TSD created a private street between the two. Rezoning and city zoning restrictions presented challenges that were overcome through close work and clear communication with local government.
Florence, SC
Bojangles
For this commercial project positioned on the corner of Highway 76 and Celebration Boulevard (a busy and growing corridor in Florence), TSD was tasked with opening on time and within budget.
Rockingham, NC
Because this was a redevelopment project, some of the challenges included working around existing conditions like utilities and access, and with the adjacent shopping center to meet city requirements, coordinate access, and redesign traffic patterns.

This retail project presented several challenges. Topography was difficult to work around, utilities had to actually be brought to the site, the client was required to share access with adjacent properties, and highway road improvements had to be designed.

Quest Fellowship
A stream buffer presented a true challenge for this property located at an industrial park entrance on a busy Hwy 70 Business corridor. This required TSD to come up with an environmentally friendly design that met Federal Emergency Management Agency (FEMA), NC Department of Environmental Quality (NCDEQ), NC Department of Transportation (NCDOT) and the Town of Garner requirements.
